We're really good at overseeing maintenance, whether it be a top to bottom refurbishment or a minor repair, we've worked with our trusted contractors for years and have confidence in their capabilities. We inspect works carried out before payment so that we can officially ‘sign off' the job on your behalf. We'll inspect your property before tenancies end to advise on any necessary works to ensure that the property isn't empty for long, if at all. It's important to minimise void periods to keep everyone happy. Our accounts team will monitor rent, if it becomes apparent that some is falling behind, we've found that mediation be the best policy and pride ourselves on our proactive approach. We also regularly review rental income based on market conditions.

We make sure, that as a responsible landlord all of the legal obligations and legislative compliance is in place, particularly the documents that must be provided to your tenants. Forget any notion that we just hand over the keys. It's a common misconception that property letting and management is ‘easy', we acknowledge that most of the forms can be downloaded from the worldwide web but I suppose you can also buy hair dye from the supermarket but it's got to be applied in the right way! Same goes for wallpapering (enough said). We take away the headache and provide you with the assurance that the tenancy and property is compliant, safe and sustainable. In the unfortunate event that something goes wrong, which rarely happens and possession is sought, it's imperative to ensure that all of the compliance is in place to achieve a successful outcome.

We're a lettings agent, not sales. We can focus on your rental property and not have our time diverted to the sales side of the business. We invest time and money in training to advertise your investment in the best possible light, we're articulate and literate, we need to be shouting from the rooftops about how brilliant your property is. We advertise on all of the main portals in order for it to reach the widest possible audience.

If you're new to industry or wanting to expand your portolfio, we can provide advice on areas to invest in and the sort of property to suit you. Some people prefer freehold, some leasehold. We'll advise on hotspots by looking at the current market and demand in those areas. We aim to provide an all-encompassing service.
Our tailored packages of service range from let only to full management. Whichever service you chose, your property will be marketed with the same proactiveness.
